The Residential Tenancies Board (RTB) has launched an email and postal campaign to ensure landlord compliance with Rent Pressure Zone (RPZ) rules. The campaign will run from 30th October to 30th November 2024.
The campaign follows a review of all registered tenancies to assess compliance with RPZ limits on rent increases. The RTB is writing to landlords where it has noted that the registered rent for a tenancy registration has increased by more than 2% above the last rent registered for a tenancy at the same dwelling.
Speaking on the campaign, Emer Morrissey, Head of Compliance and Enforcement with the RTB stated:
“While a rent increase of more than 2% does not necessarily mean that a landlord is not compliant with RPZ rules, we are asking landlords who receive the email to check that their registered rent is accurate and set correctly. Where they identify that rent has been set incorrectly, they should refund any overpaid rent to their tenant and update their tenancy registration.”
Landlords will receive an email or a letter that directs them to a dedicated RPZ Information Page. On this webpage, they will find details of RPZ rules and a link to the RPZ calculator to check their rent is set correctly.
The RTB is not asking landlords to share any personal information such as their name, address or date of birth as part of this campaign. We are also not asking for any financial information such as debit card, credit card or bank account details from landlords. If you receive an email requesting these details, this email is not from the Residential Tenancies Board and it is likely to be a fraudulent or scam email.
