This must be done within one month of the tenancy start date. They must apply to the Minister for Housing, Local Government and Heritage to designate a property a cost rental.<\/p>\n<p>The application should <a href=\"https:\/\/www.irishstatutebook.ie\/eli\/2021\/si\/425\/made\/en\/print\" target=\"_blank\" rel=\"noopener\">include the details in Schedule 1<\/a>. You can make one application for multiple properties.<\/p>\n\t\t\t\t\t\t\t<\/article>\n\t\t\t\t\t<\/div>\n\t<\/div>\n<\/section>\n\n\n<section id=\"setting\" class=\"header-paragraph-block rtb-block  margin-top-xs margin-bottom-xs\">\n\t<div class=\"container\">\n\t\t<div class=\"content\">\n\t\t\t<article class=\"cms-content\">\n\t\t\t\t\t\t\t\t\t<h2>Setting and reviewing rent<\/h2>\n<p>There are specific rules when <a href=\"https:\/\/rtb.ie\/ga\/renting\/setting-reviewing-rent\/setting-and-reviewing-rent-in-a-cost-rental-tenancy\/\">setting and reviewing the rent<\/a>\u00a0in cost rental tenancies.<\/p>\n<p>Initial rent is set based on costs of developing, managing and maintaining the home over a minimum of 40 years.<\/p>\n<p>Rent reviews can happen once a year. They cannot happen in the first 12 months of the tenancy.<\/p>\n<p>Rent reviews use a formula linked to inflation.
