Use the checklist below to set your tenancy up for success and avoid any problems later on.<\/p>                \n                                    <ul class=\"cms-content\">                        \n                                                        <li class=\"fade-in\">\n                                    <p><strong>Before choosing a tenant<\/strong><\/p>\n<ul>\n<li>Have you carried out reference checks?<\/li>\n<li>Have you searched the RTB website for all <a href=\"https:\/\/rtb.ie\/ga\/disputes\/dispute-outcomes-and-orders\/\">dispute outcomes<\/a> involving the tenant?<\/li>\n<li>Have you familiarised yourself with your <a href=\"https:\/\/rtb.ie\/ga\/renting\/rights-responsibilities\/landlord-rights-responsibilities\/\">rights and responsibilities<\/a> as well as your tenant&#8217;s <a href=\"https:\/\/rtb.ie\/ga\/renting\/rights-responsibilities\/tenant-rights-responsibilities\/\">rights and responsibilities<\/a>?<\/li>\n<\/ul>\n                                    \n                                                                    <\/li>\n                                                            <li class=\"fade-in\">\n                                    <p><strong>Deposits<\/strong><\/p>\n<ul>\n<li>Do you have a written record of the deposit paid by the tenant?<\/li>\n<li>Have you given the tenant a receipt for the deposit?<\/li>\n<li>Have you told the tenant who will hold the security deposit and who will return it?<\/li>\n<\/ul>\n                                    \n                                                                    <\/li>\n                                                            <li class=\"fade-in\">\n                                    <p><strong>Tenancy agreement<\/strong><\/p>\n<ul>\n<li>Do you have a written tenancy agreement?<\/li>\n<li>Does your agreement include all of the following?\n<ul>\n<li>Basic terms of the agreement, property, landlord and tenant details<\/li>\n<li>Payments and payment methods for rent and deposits<\/li>\n<li>Tenant&#8217;s responsibilities<\/li>\n<li>Landlord&#8217;s responsibilities<\/li>\n<li>Any additional terms that apply to the agreement<\/li>\n<li>Ending the tenancy<\/li>\n<li>Serving notice or documents to the tenant<\/li>\n<li>Preventing disputes<\/li>\n<li>Signatures<\/li>\n<\/ul>\n<\/li>\n<li><span style=\"font-size: 1rem\">Have you provided the tenant with a copy of the agreement before the start of the tenancy?<\/span><\/li>\n<\/ul>\n                                    \n                                                                    <\/li>\n                                                            <li class=\"fade-in\">\n                                    <p><strong>Inventory and records<\/strong><\/p>\n<ul>\n<li>Have you completed a list of contents and their condition (inventory report) signed by both parties? Do you have dated photos to accompany the list?<\/li>\n<li>Have you provided the tenant with a rent book and receipts (if rent not being paid electronically)?<\/li>\n<\/ul>\n                                    \n                                                                    <\/li>\n                                                            <li class=\"fade-in\">\n                                    <p><strong>Required documents and contact information<\/strong><\/p>\n<ul>\n<li>Have you provided the tenant with your contact details (and your agent\u2019s contact details if using one)?<\/li>\n<li>Have you got the tenant\u2019s contact number and PPS number?
