href=\"https:\/\/rtb.ie\/resources\/forms-and-templates\/report-a-landlord-form\/\">completing our Report a Landlord webform<\/a>.<\/p>\n<p>Before you report a landlord, please <a href=\"https:\/\/rtb.ie\/compliance\/check-the-register\/\">check the register<\/a> and read about types of tenancies that do not have to register with the RTB.<\/p>\n<p>If the tenancy you are looking for is student specific accommodation (SSA) you can search the <a href=\"https:\/\/rtb.ie\/wp-content\/uploads\/2025\/05\/SSA_register_feb_2025.pdf\">RTB\u2019s SSA class=\"cms-content\">\n\t\t\t\t\t\t\t\t\t<h2>Who should register<\/h2>\n<p>By law, landlords must register their tenancies annually. This applies to all private, Approved Housing Body, cost rental and student specific accommodation tenancies.<\/p>\n<h3>Exemptions<\/h3>\n<p>Rent a room arrangements, where the landlord and tenant live in the same property and share common areas such as the kitchen, living space and bathrooms, are exempt from registration with the RTB.<\/p>\n<p>You can get a full list of tenancies that are <a href=\"https:\/\/rtb.ie\/register-tenancies\/register-a-tenancy\/who-should-register\/\">exempt from tenancy registration<\/a>.<\/p>\n\t\t\t\t\t\t\t<\/article>\n\t\t\t\t\t<\/div>\n\t<\/div>\n<\/section>\n\n\n<section id=\"follow\" class=\"header-paragraph-block rtb-block  margin-top-xs margin-bottom-xs\">\n\t<div class=\"container\">\n\t\t<div class=\"content\">\n\t\t\t<article class=\"cms-content\">\n\t\t\t\t\t\t\t\t\t<h2>What happens after I report a landlord<\/h2>\n<p>We assess all reports of suspected unregistered tenancies and take action where we do not find a tenancy registration. When a landlord does not comply with the requirement to register a tenancy, we can impose a penalty in two different ways.<\/p>\n<h3>Option 1: Criminal prosecution<\/h3>\n<p>This can result in:<\/p>\n<ul>\n<li>A criminal conviction<\/li>\n<li>Fines of up to \u20ac4,000<\/li>\n<li>Imprisonment for up to 6 months<\/li>\n<li>Additional penalties of \u20ac250 for each day the tenancy remains unregistered<\/li>\n<li>Payment of the RTB&#8217;s legal costs<\/li>\n<\/ul>\n<h3>Option 2: Investigation and a civil sanction<\/h3>\n<p>This can result in:<\/p>\n<ul>\n<li>A sanction of up to \u20ac15,000 and \u20ac15,000 in costs for each unregistered tenancy<\/li>\n<\/ul>\n<h3>Will I hear about the outcome of my report<\/h3>\n<p>It is <strong>not<\/strong> possible to update you on the outcome of your report.
