This could be:<\/p>\n<ul>\n<li>A current or former tenant of the landlord<\/li>\n<li>A representative body<\/li>\n<li>Another statutory body working with landlords or tenants<\/li>\n<li>A public representative<\/li>\n<li>A neighbour or concerned party residing near a tenancy<\/li>\n<li>Another landlord or letting agent<\/li>\n<\/ul>\n<p>There is no fee to report a landlord to the RTB Compliance and Enforcement team.<\/p>\n\t\t\t\t\t\t\t<\/article>\n\t\t\t\t\t<\/div>\n\t<\/div>\n<\/section>\n\n\n<section id=\"how\" class=\"header-paragraph-block rtb-block  margin-top-xs margin-bottom-xs\">\n\t<div class=\"container\">\n\t\t<div class=\"content\">\n\t\t\t<article class=\"cms-content\">\n\t\t\t\t\t\t\t\t\t<h2>How to make a report<\/h2>\n<p>You can make a report using the <a href=\"https:\/\/rtb.ie\/ga\/resources\/forms-and-templates\/report-a-landlord-form\/\">RTB webform<\/a>.<\/p>\n<ul>\n<li>Read the form carefully, complete it in full and provide as much information as possible to help us process your report.<\/li>\n<li>You can choose to provide your contact details on the form or you can remain anonymous<\/li>\n<li>By providing contact details, we can contact you for more information to help with an investigation.<\/li>\n<li>The landlord will not be told who made the report.<\/li>\n<li>You will not be updated about the outcome of your report but if an investigation takes place and the landlord is sanctioned, all sanctions will be published on our website once the case has been completed.<\/li>\n<\/ul>\n<p><span style=\"font-size: 1rem\">You can make a formal complaint by submitting the <\/span><a href=\"https:\/\/rtb.ie\/ga\/resources\/forms-and-templates\/report-a-landlord-form\/\">RTB Complaint Form<\/a><span style=\"font-size: 1rem\">.<\/span><\/p>\n<p>It is important that you understand that if you make a formal complaint that your name will be shared with the landlord. If you do not want the landlord to know, you should report your issue through <a href=\"https:\/\/rtb.ie\/ga\/resources\/forms-and-templates\/report-a-landlord-form\/\">the RTB webform<\/a>.<\/p>\n<h3>Documents you should submit<\/h3>\n<p>Include any documents you think are relevant to support your report.<\/p>\n<p>Examples include:<\/p>\n<ul>\n<li>Notice of Termination and Statutory Declaration<\/li>\n<li>Notice of Rent Review<\/li>\n<li>Copy of a current or previous tenancy agreement<\/li>\n<li>Emails or text messages with the landlord<\/li>\n<li>Copies of any letting advertisements viewed<\/li>\n<\/ul>\n\t\t\t\t\t\t\t<\/article>\n\t\t\t\t\t<\/div>\n\t<\/div>\n<\/section>\n\n\n<section id=\"what\" class=\"header-paragraph-block rtb-block  margin-top-xs margin-bottom-xs\">\n\t<div class=\"container\">\n\t\t<div class=\"content\">\n\t\t\t<article class=\"cms-content\">\n\t\t\t\t\t\t\t\t\t<h2>What happens next<\/h2>\n<p>We will send you an acknowledgement by email or letter. If necessary, we may contact you to clarify some details or provide additional information.<\/p>\n<h3>If your report does not lead to an investigation<\/h3>\n<p>A report may not be investigated for the reasons below.<\/p>\n<ul>\n<li><strong>Can only be dealt with or better suited to dispute resolution<\/strong>: some issues are more appropriate for the RTB&#8217;s dispute resolution process instead of an investigation.<\/li>\n<li><strong>Not enough information<\/strong>: if your report does not include enough detail, we will contact you to ask for more.<\/li>\n<li><strong>Not something we can investigate<\/strong>: some issues cannot be investigated by the RTB.<\/li>\n<li><strong>Frivolous or unfounded reports:<\/strong> reports that lack substance, foundation, or are made in bad faith will not be investigated.<\/li>\n<\/ul>\n\t\t\t\t\t\t\t<\/article>\n\t\t\t\t\t<\/div>\n\t<\/div>\n<\/section>\n\n\n<section id=\"investigation\" class=\"header-paragraph-block rtb-block  margin-top-xs margin-bottom-xs\">\n\t<div class=\"container\">\n\t\t<div class=\"content\">\n\t\t\t<article class=\"cms-content\">\n\t\t\t\t\t\t\t\t\t<h2>Investigation outcomes<\/h2>\n<p>If the landlord is found guilty of breaking the law, they can face fines or a written caution (called sanctions).<\/p>\n<p>A landlord can be fined up to \u20ac15,000 for each breach and may have to cover costs of up to \u20ac15,000. The investigation outcome is published on the RTB website.<\/p>\n<h3>Damages and fines<\/h3>\n<p>Any fines go to the government (<i>the Exchequer<\/i>), not the person who made the report.
