The RTB has made some changes to the online Dispute Resolution process. This means that all parties can submit a dispute without the need to create an account. you can find our application webform here. The online Dispute Resolution application is split into 7 simple steps:
Before filling in the webform please have the following information to hand:

The landlord/ tenants name(s) and contact details.

PPSN for tenants/ landlord (if you have it)

Tenancy Registration number (A Landlord application will not be processed unless the tenancy is registered)
Step 1 - General information about the dispute

Confirm if you are the applicant or if you are representing the applicant

Enter the Tenancy Registration Number if you know it. For a landlord to avail of the Dispute Resolution Service the tenancy must first be registered with the RTB. If you are not registered, you can do so here.

Next you must select the reason for the dispute and add additional information in the text box provided.

Finally, tick the box if alternative legal remedies have been sought.
Step 2 - Your personal information

Select whether you are a Company, Individual or an Approved Housing Body.

If you are an Approved Housing Body, please enter the Approved Housing Body Name and Number. If you do not have this number, contact the RTB at AHB@rtb.ie to obtain it or tick the box to confirm you do not have one.

You must then provide your address using the address search tool and contact details. The RTB will contact you by email where possible.

If there are multiple applicants, ie additional landlord or tenant associated with the tenancy click ‘Add Applicant’ to add them to the dispute.
Step 3 – The respondents information

Firstly, select if the respondent is the landlord or tenant.

You must enter the Respondents name, address, contact information and PPSN if you have it.

You can also add any additional respondents at this stage by selecting ‘Add additional respondents’.
Step 4 – Adding your representative (optional)

To add a representative click ‘Add Representative’. If you do not want to add a representative, click ‘Next’.

If you are adding a representative, you must choose a representative type; Company, Individual or an Approved Housing Body.

You must enter the representatives name, address, contact information and PPSN if you have it.

You can add additional representatives by selecting ‘add representative’.
Step 5 – Details of the rented dwelling

Enter the rent amount, how often the rent is paid and the deposit. This is not required for Third Party applications.

Enter the dwelling address using the address search tool.

Enter the local authority, the Tenancy Commencement Date, and the Tenancy End Date if applicable.
Step 6 – Summary and Declaration

You can review the details of the dispute you have entered on the summary page. If you see any errors, you can edit them at this stage.

Once you are happy, click next to proceed to the declaration page.
Step 7 – Payment

Once your dispute application is submitted you will receive correspondence from the RTB within 24 hours confirming your DR case number. This number is specific to your dispute and must be included on any correspondence you wish to submit.
As the dispute resolution service is not linked to RTB online accounts you will not be able to track the progress of your dispute or submit evidence online. You will receive updates regarding your case by post or by email as normal.
