How much does it cost to register a tenancy?

The fees for registering a tenancy are different depending on the type of tenancy. Some tenancies are exempt from annual registration fees. Below is a breakdown of the fees for different tenancy types.

Registration fees for private, student specific accommodation and cost rental tenancies

Standard fee

The standard fee to register is €40 a year. This applies once your application is completed within a month of the start of the tenancy. There is a late fee of €10 a month for each month that the registration is late.

Composite registration

If you are registering up to 10 tenancies in the same building at the same time, you can pay a combined fee of €170, if you register on time.

Second or more registrations in the same 12 months

If multiple changes occur within 12 months, you don’t have to pay any extra fee for the second and any further registrations. This only applies if you send the registration within one month of the new tenancy start date.

Registration fees for Approved Housing Bodies (AHBs)

Standard fee

The standard fee to register is €20 a year. This applies once your application is completed within a month of the start of the tenancy. There is a late fee of €5 a month for each month that the registration is late.

Composite registration

If you are registering up to 10 tenancies in the same building at the same time, you can pay a combined fee of €85, if you register on time.

Second or more registrations in the same 12 months

If multiple changes occur within 12 months, you don’t have to pay any extra fee for the second and any further registrations. This only applies if you send the registration within one month of the new tenancy start date.

Late fees

If you are late registering a tenancy, late fees apply for each month, or part of a month, that the registration is late.

From 1 March 2024, we resumed charging late fees for late tenancy registrations after a temporary pause due to technical issues with the RTB online tenancy registration system.

If your tenancy start date is on or after 1 March 2024 and you are late registering, late fees will apply.

We will not apply late fees retrospectively for the time they were temporarily paused from 12 November 2022 to 1 March 2024.

Exemption from annual registration fees

Some Further Part 4 tenancies are still exempt from annual registration fees.

What is a Further Part 4 tenancy?

Before annual registration, tenancies that were registered with the RTB lasted for:

  • 4 years if their start date was before 24 December 2016
  • 6 years if their start date was on or after 24 December 2016

After the first six months the tenancy became known as a Part 4 tenancy. If the tenancy was still active at the end of its four or six-year cycle, then the landlord had to renew the registration. This renewed tenancy is known as a Further Part 4 tenancy.

Further Part 4 tenancy fee waiver

If you renewed a Further Part 4 tenancy before annual registration began on 4 April 2022, you do not need to pay registration fees for the time left on the Further Part 4 tenancy. This only applies to tenancies with an original start date before 24 December 2016.

You must still register the tenancy annually, even if you have a fee waiver.

Temporary fee waiver example

You have a Further Part 4 tenancy with 2 years left on the tenancy. You do not have to pay annual registration fees for those 2 years. You must still register the tenancy annually.
