How to register

Landlords must register new residential tenancies with the Residential Tenancies Board (RTB) within 30 days of the tenancy start date.

You also need to complete an annual registration for each tenancy on the anniversary of the tenancy start date.

How to register a new tenancy

Information you need to register a new tenancy

Before you begin, gather the following details:

  • Landlord details: Full name, address, Personal Public Service (PPS) number and date of birth (private landlords). Registered company name and Companies Registration Office (CRO) number (company landlords).
  • Property information: Address, Eircode, property type (for example, apartment, house), floor area, BER Certificate rating (if you have one), and local authority area.
  • Tenancy details: Start date, rent amount, deposit details, number of tenants (over and under 18), and any charges paid by the tenant (for example, electricity, broadband).
  • Agent or management company details: Name, address, and relevant registration numbers (if applicable).

Optional information

While it’s not required, providing your tenants’ PPSN or date of birth is highly recommended as it can help with any future tenancy disputes.

Why you need the correct Eircode

To avoid registering the same property twice, you must provide the correct Eircode during the registration process. If the Eircode is not correct, we will review it. You cannot change the address once it’s registered, so make sure the details are accurate.

Registering a new tenancy online

The easiest way to register your tenancy is through the RTB’s online account portal. Setting up an registration account is simple. You can watch this video on how to register a tenancy.

Log in to your registration account

Log in to your registration account and enter the same email address and password that you used to create your registration account.

Check your ‘My profile’ details are up to date. These details will be used during the registration process.

Create your new registration

Select ‘Create a new registration’ on the homepage. There are 8 steps to registering a tenancy, which are summarised below.

Step 1: Registration details

  • Confirm if you are completing the registration as a landlord of the tenancy or as an agent acting on behalf of the landlord.
  • You can add or change your role in your profile.

Step 2: Landlord details

  • Confirm your details which are taken from your RTB online account profile. You can check them using the ‘View/Edit’ button.
  • Select the ‘Add landlord’ button to add a landlord to the registration.

Step 3: Dwelling details

  • Enter the property details. First enter the tenancy start date and confirm if the tenancy is ongoing.
  • You can type the address into the ‘Address lookup’ box or enter the property Eircode.
  • Enter the local authority area, property type, number of bedrooms, total floor area and BER certificate and rating (if you have one).

Step 4: Tenancy details

  • Enter the rent amount, how often the rent is paid, the total amount of any deposit and the number of occupants.
  • Confirm if you are applying for a Rent Pressure Zone (RPZ) exemption or if the tenancy is a fixed term tenancy.
  • Select the utilities that are paid for by the tenant. For example electricity, TV licence, gas, waste, oil or other. Examples of other charges are broadband or parking.

Step 5: Tenant details

  • Enter the name, date of birth and contact details for all tenants aged 18 and over who are living in the property. Add their PPS number, if you have it.

Step 6: Add roles

  • You can add an agent or a management company to the registration by selecting ‘Add role’.

Step 7: Review tenancy

  • Review all the information you have entered and edit any mistakes you find at this stage.

Step 8: Declaration

  • Next, confirm that the information you have provided is correct and move to the payment process.

If you need to find extra information

If you need more information or time, you can save your registration as a draft and return to it later. Click ‘Save draft and return to dashboard’.

Your draft can be found in your ‘Manage registrations’ screen and will stay there for 60 days.

If you don’t complete your draft application, it will be deleted from your account after 60 days.

Payment options for online registrations

Once you have completed your registration, you can pay your registration fee by:

  • Credit card
  • Debit card
  • PayPal
  • Electronic Funds Transfer (EFT) through SEPA (bank transfer) for payments under €4,000.

If you choose to pay by PayPal or SEPA, you will be logged out of your registration account and will need to log back in again after you complete the payment process.

Confirmation of payment

Once your payment is confirmed, your receipt will be emailed to you. You can also find it in the messages section of your registration account.

You can return to your registrations by selecting ‘Return to manage registrations’.

You will see the status of your registration as ‘Registration paid’. This does not mean that the tenancy has been registered yet.

We will complete a check on your registration application to make sure the information you provided is correct.

Confirmation of tenancy registration

After we process your tenancy registration and you pay the registration fee, we will send a letter to you and the tenant(s) listed on the registration to confirm the tenancy has been registered. You can choose to receive the letter by email or post. You can also view it in the ‘Documents’ section of your registration account.

Usually, we send the confirmation letter to tenants by post. The confirmation letter will include an RT (Registered Tenancy) number, which is a unique identifier for your registration. It is in the format RT-XXXX-XXXXXXXX.

Registering by post or email

You can download the RTB1 form and send it by post or email. There are 9 sections and the information is the same as the online application process (see above). There are explanatory notes on the paper form to help you complete your application.

Complete the form in full and send it:

  • By post to Residential Tenancies Board, PO Box 47, Clonakilty, County Cork
  • By email to registrations@rtb.ie

Payment options for postal registrations

Send payment for the registration fee with your completed RTB1 form. You can pay by cheque, bank draft or postal order, made payable to the RTB.

How to complete your annual registration

Landlords must re-register tenancies with the RTB every year on the anniversary of the tenancy start date.

The process is the same as when you first registered the tenancy but involves confirming and updating tenancy details. There are just a few differences which we explain below.

Manage registrations

When you log into your registration account, on the homepage, click ‘Manage existing registrations’ to view tenancies due for renewal. For any tenancies due for registration, you will see a ‘status of ‘Pending Registration‘ in the status column.

You can filter the view using the ‘Next registration date’ or ‘Status’ columns to check the tenancies due for annual registration.

Start the registration

Click ‘Register’ next to the tenancy that needs to be re-registered. Follow the same 8 steps in the process to register a tenancy. The information about your tenancy is already populated from your original tenancy registration.

You can check the details by clicking the ‘View/Edit’ button.

Update details

Review and update the tenancy details as needed, including any rent reviews.
