A lease or tenancy agreement explains the terms and conditions of a tenancy.

The agreement can be verbal or in writing. We encourage landlords and tenants to put all agreements in writing so that both sides are clear on the detail and what is expected from each other.

Residential Tenancy Agreement template

We have created a Residential Tenancy Agreement template to help landlords and tenants clearly set out the terms of their relationship.

This template is suitable for new private residential tenancies created on or after 11 June 2022.

However, it does not apply to tenancies provided by Approved Housing Bodies (including cost rental tenancies) and Student Specific Accommodation.

Sample inventory and condition report

We recommend that landlords take photographs of the property before a new tenancy begins (with dates, if possible). This helps prevent disputes about the property’s condition at the end of the tenancy.

It’s also a good idea for landlords to list the contents of the property and note any damage or things that don’t work.

Both landlords and tenants should sign this inventory and condition report.
