Step 1 of 8 – Check remit
Before you begin, we need to check if the tenancy comes under our remit.
The RTB can only investigate specific breaches of rental law by landlords, known as improper conducts. You may be able to resolve other rental law issues through our Dispute Resolution Service. You can read more about these on our What the RTB can investigate page.
You are reporting a landlord for breaches of rental law relating to your own current or past tenancy.
We recommend that you complete this form with only “Failure to register a tenancy” selected.
For other breaches (including Notice of Termination, Rent Review, or deposits), the RTB’s Dispute Resolution Service may be more suitable.
By completing this form, you are putting a case forward for formal investigation by the RTB. This can lead to fines of up to €15,000 for each breach against the landlord (paid to the Government).
An investigation cannot order your landlord to return rent or deposits to you or award you compensation.

In most cases like this, the RTB’s Dispute Resolution Service is a better option than an investigation. This service is designed to resolve issues between landlords and tenants.
