All private tenancies and student-specific accommodation (SSA) in Ireland are covered by national rent control rules.
Before you use the RTB Rent Calculator, landlords must make sure that:
- You understand the rules that apply to your tenancy. If unsure, you can read more about setting and reviewing private rent and setting and reviewing SSA rent.
- A rent review is allowed for your tenancy at this time. For most tenancies, rent can be reviewed once every 12 months. But the rules differ slightly for tenancies in areas that became Rent Pressure Zones (RPZ) in the last 2 years before the RPZ system was replaced by national rent control rules. You can check if this applies to your tenancy.
How to use the RTB Rent Calculator
If your rent increase is capped under national rent control rules, you can use the RTB Rent Calculator to calculate the maximum rent increase allowed.
- Tell us if you are setting rent for a tenancy in a new apartment or SSA where building commenced from 10 June 2025. This is important as the calculator will apply a different rent cap based on your answer.
- Enter details to calculate the rent increase. You will need:
- Current (or last) rent amount
- Date the last rent was set
- Date the new rent is set
- The Rent Calculator will show the maximum rent increase allowed.
- Download a printout of the RTB Rent Calculator results, you will need to include this with your rent setting or review notice.
